We offer a flexible approach to residential property sales, designed to give sellers greater choice and control over how their property is marketed.
You can choose to introduce your property exclusively to our approved investor network for an initial 28-day investor-exclusive marketing period. This provides an opportunity to secure an investor buyer before the property is advertised to the wider public. If an investor purchases your property during this stage, no seller commission is payable on the investor sale.
The investor stage is entirely your choice. If you would prefer not to market your property to investors, you can choose to go directly to the public open market from the outset.
If you do choose the investor-first route and the property does not sell during the 28-day period, it will then progress to the public open market, where this has been selected as part of your sales strategy, under the agreed terms of your agency agreement, without having to start the process again.
Whichever route you choose, you remain in control. Our role is to explain the available options, provide the information you need to make an informed decision, and support your chosen sales strategy from initial assessment through to marketing, viewings, offers and sales progression.
Investor first or straight to the open market, the choice is yours.
OUR 28-DAY PRIORITY ACCESS PROCESS
Every property introduced to AJ Fowler Properties is first offered exclusively to our approved investor network for 28 days.
If an investor purchases your property during this period, you will not pay an estate agency commission to AJ Fowler Properties. If no suitable investor proceeds, your property automatically progresses to the open market in accordance with your agency agreement. Where our agreed seller commission will apply upon completion.
Free Property Assessment
We assess your property, discuss your objectives and explain both available sales routes.
Property Preparation
We agree the proposed pricing, prepare your property for marketing and complete the required onboarding.
28-Day Investor Priority
Your property is offered exclusively to our approved investor network for 28 days. No seller commission is payable if an investor purchases it.
Public Marketing
If no suitable investor proceeds, your property automatically progresses to the open market. Seller commission only becomes payable upon successful completion.
